Can foreigners own land?
Yes, they can. Due to the Mexican constitution, foreigners cannot directly own land within a certain distance from the coastline and the borders ( 100 km (62 miles) from any Mexican border and 50 km (31 miles) from any coastline .) The Tulum Jungle Eco Project does fall within this area. In order to own land as a foreigner you must either set up a Mexican corporation or set up a fideicomiso through a Mexican bank.

Is it titled? Can it be titled?
No, the property is ejido land that we have owned for over 10 years and have official documentation from the Ejido that we own the property. We will transfer the ownership over to you. Yes, the land can be titled. Once the project is completely sold we will send the paperwork for the first title to DF. Once the title has been sent back to us we will begin transferring title to each owner.

What is ejido land?
Ejido land is land that is owned by the native people who have lived there for many generations. This land, given to the communities after the revolution as a means of maintaining themselves, largely through agriculture, has now sectioned and is available for sale in lots.

Is this going to be a commune or a community?
It is our goal to create an environment of people who want to live their lives and run their homes with a certain dedication to the environment while still enjoying the serenity and peacefulness of the jungle. While each property can stand alone, uninhibited by the neighbors around them, public spaces and gathering areas encourage relationships and foster a community environment.

Can someone eventually come and build on the protected areas?
No, we are setting up the property and transferring ownership on only selected areas. The remainder of the space will not be sold and cannot be built on. These areas will remain protecting the jungle.
